Q: What is an Exclusive Buyer's Agent?
A: An Exclusive Buyer's Agent is an agent that takes no listings and never represents sellers in real estate transactions. Furthermore, he/she works for a firm that never takes listings or represents sellers. The agent and firm strictly represent the best interests of real estate purchasers.
Mexico For Sale By Owner offers inexpensive advertising to persons wishing to sell their home "By Owner" however we do not represent the seller in any of these advertised listings. This service is to provide a broader selection of properties to our buyer clients.

Q: Why would an agent and/or agency choose to give up the listing side of the business?
A: In order to provide a higher level of service to a client without the conflict of interests that inevitably occurs when a firm represents both buyers and seller.

Q: How does your firm get paid?
A: Typically there are no additional costs associated with working with
Mexico For Sale By Owner compared to any other real estate firm. All listed property (which makes up the vast majority of our local inventory) already has the agents commissions built into the price. These commissions are split between the listing firm and selling firm at closing. New construction projects already also have a built in buyer’s referral fee and our "for-sale-by-owner" advertised listings are already aware of a buyer’s referral fee should one of our clients purchase their property. Sometimes though, when we help our buyers purchase "for-sale-by-owner" properties that we don’t have listed we may have to look to our buyers for our fee. In these cases our buyers are fully aware of the costs prior to making any written offer.

Q: Will you save me money on my transaction costs?
A: Absolutely.

A: We save our clients money in several different ways:

· By negotiating a lower sales price

· By negotiating repairs pursuant to property inspections

· By negotiating personal property into the sales price

· By helping our clients find the lowest mortgage costs

· By obtaining home warranties and other extras within the final sales price

Q: Will I have to sign a contract with you to hire you as my agent?
A: In Mexico there are currently no laws stating that it is necessary to sign a contact to hire us as your buyer’s agent. However, we do have an agreement document that spells our responsibility to you and how we are compensated so that there are no misunderstandings.
